Information about First Time Buyer Scheme in Mauritius
This Scheme is actually applicable to any type of property.
For instance, if you buy a residential plot of a minimum area of 20 perches and you engage to build a house. The exemption can be no more than Rs 2.5m. For example, if you acquire a plot of land for Rs 6 m, the registration fee that you will have to pay will be calculated on Rs 3.5m only as the first Rs 2.5 m being exempted. What are the criterias in order to benefit from this scheme?
For this,
- You have to be of Mauritian nationality
- Neither you nor your spouse should own any property, it must be your first
acquisition
- Your income should not exceed Rs 2 m per year
However, you are eligible to the exemption of registration fees for the purchase of a first home even if you or your wife have acquired a property by inheritance but the surface of the land should be lower than 20 perches.
What about the scheme for the Acquisition of a Newly-Built Dwelling?
As its name suggests, this scheme is only applicable for the acquisition of a newlybuilt dwelling, purchased off plan or under construction( for example; VEFA- sale in the future state of completion) However, the purchase amount of the property should not exceed Rs 7m.
Eligibility to this Scheme:
- You have to be of Mauritian nationality
- The signature of the deed of sale should be before June 30, 2022.
